- How do I choose an inspector?
- You should ask about the inspector’s credentials and experience. Inquire if the inspector is licensed. Get referrals from your attorney, mortgage broker, local building department, friends and family.
- Is a licensed inspector required?
- As of January 1, 2006 a license is required to perform inspections in the State of New York.
- How does a home inspection differ from a code inspection?
- A home inspection is a complete evaluation of a structure (house) and its major systems. The local building inspector performs a code inspection to insure code compliance only. The code inspection does not include condition of the components, life expectancy or recommendations for repairs.
- Should I be present during the inspection?
- YES. Usually the purchase of a house is the largest investment you will ever make. It is important to accompany the inspector and ask questions so you have an understanding of the property.
- How long will the inspection take?
- The typical inspection takes approximately two to three hours. The time will vary depending on the size, age and condition of the house.
- When will the report be ready?
- The report, which is a custom report for each house, is typically done within two days of the inspection. The report is then mailed or may be picked up at our office.
- What if I have questions after the inspection?
- Our clients are always welcome to call at any time in the future to ask questions. In some instances clients have called years later to obtain information.
